Construction

If you are a home builder, contractor, developer, or a part of an engineering/architectural firm and need assistance in building a new site plan or possibly a new subdivision, we are here to help.  Construction surveys are critical in determining the precise locations of future house/building sites, roads, or other necessary structures.  We will gladly stake all reference points or offsets in accordance with the provided information we are given.  Below are some examples of construction surveys we provide.

Construction Staking

For future house sites or building sites we will first survey the boundary of the property to establish the boundary lines in order to establish proper setbacks.  We will then set small stakes with pink flags in the ground at the most exterior corners or at each individual corner if needed to help constructing the building form.

If the project is more elaborate and involves grade staking, we will use a benchmark with a known elevation and then establish control points around the site to ascertain horizontal and vertical control of the continuing project.  It is imperative that these control points not be disturbed during the duration of the project.  Control data that we obtain from either the project engineer or building contractor must be presented in a drawing with desired dimensions and elevations of various structures and utilities.  We will ensure that we comply with these coordinates by constantly checking the horizontal and vertical control points during the project.  If for some reason the grades or positioning do not coincide with the construction process, we will make proper adjustments in agreement with the engineer and contractor to validate the terrain model of the project.

Once the project is complete, an as-built survey will be conducted to assess the final positioning and adequacy of the work to verify the specified work on the project design plans.  On construction projects we generally charge by the hour.  Prior to beginning the project, we will work out the costs.

Topographic Survey

Are you a developer and have leased or own a large tract of land and are interested in creating a subdivision?  We have been a part of many subdivision projects over the years.  After surveying the overall boundaries of the property we will begin what's called a topographical survey.  Conducting a topographical survey involves us locating the contrasts in the terrain of the property.  This is carried out in order to have an accurate record of the existing conditions of the property before the excavating procedures can begin.  We will basically establish a grid of the overall property getting elevation shots every so many feet.  We will also locate all drainage ditches, creeks, existing roads, utility lines such as underground sewer and drainage pipes, and mature trees that are needed to be preserved.

Using this field data we will draw out a contour map of the property differentiating the changes of elevation in the property.  This map will have contour lines that will connect with other lines of equal elevation.  These lines will labeled with the elevation i.e. 300'.  The intervals of these lines may be 5', 10', or even 2' if the property has extremely steep slopes.  This map will be presented to you and the engineer who is participating in this project.

This contour map is essential for the planning engineer in order to determine how much excavating needs to be done to the property in order to balance out the shape of the land.  Moreover, they will use this information to make sure the property will have the proper drainage system, detention area, and curb and gutter system for a future roadway.  No matter if this project is for a major subdivision or for a new building site, we will give you an affordable price and ensure we will finish in a timely manner.
